North Dallas Proves To Be Fertile For Relocations, New Construction

It is no secret that State Farm is in the process of constructing a complex complete with office, retail, restaurant and residential buildings in Richardson off the George Bush Turnpike. This relocation project has brought new jobs to the North Texas region. But, State Farm isn't the only company taking advantage of the tax incentives and moderate weather that is offered by North Texas cities.

Intelligent Epitaxy Technology Inc. (IET) is planning to relocate its North Texas corporation operations into two facilities. The 100,000 square foot facilities in Allen, that have yet to be built, will be the new home of the semiconducting epi wafer manufacturer. IET's wafers are used in everyday technology products like mobile devices and are also used in data centers and defense companies. The $20 million construction for building one is scheduled to start in late 2016, and building two will start in 2017.

Jetta Operating Company, the Fort Worth-based oil and gas firm is planning to move its headquarters into a 25-story office tower in downtown Fort Worth. The soon-to-be developed 313,000-square foot glass and steel building will be built at Taylor and West 5th streets in the city's central business district. The firm will occupy approximately 70,000 square feet.

Pre-leasing by Jetta and Frost Bank make up about 56 percent of the building's occupied space. Fort Worth's central business district has not seen a high-rise development since 2008. The tower includes 274,000 square feet of rentable office space along with 920 above and below-grade parking spaces.

The tower amenities are planned on the 12th and 13th floors and will take up approximately 32,000 square feet of space. These amenities include a wraparound restaurant offering three meals a day, a conference and events center, a fitness center and, best yet, several terraces offering great views of Fort Worth's skyline. The tower will also include about 6,000 square feet of retail space which will be located on the ground floor level. Construction is scheduled to be completed in 2017.
