Tips For Buying & Selling A Home
PITTSBURGH (KDKA) -- Whether you are buying or selling a home, getting a good deal is definitely a top priority. And asking the right questions can be key to getting the price you want.
No doubt about it, selling a house or trying to buy one can be stressful.
Laurie Longenecker says she had a good experience moving from California to Pittsburgh because she says she hooked up with the right agent.
"She listened and she knew exactly what I wanted and what I didn't want, and she didn't push anything on me that I didn't want," said Longenecker.
"When researching real estate agents, you obviously want to check their experience. When it comes to real estate, it's all about location," says Angie Hicks, of Angie's List. "So, you want to know that they are an expert in your neighborhood, they understand the neighborhood, great experience in selling in that area so they can bring the most to the table."
There are plenty of things to consider and questions to ask.
Sellers should being asking their real estate agents:
How Are You Going To Price My Home?
Agents should do a comparable market analysis of similar homes in the neighborhood.
What's Your Marketing Plan For My House?
A broker should post a property on a multiple listing service and market it aggressively online.
Is My Home Ready To Sell?
Your home's condition is key. Homes should be move-in ready.
As for buyers, Angie's List recommends asking:
What Can I Afford?
You may qualify for a high amount than you actually want to pay. It's important to check with a mortgage broker and get pre-approved.
What Do I Want?
Make a list of the things you want and don't want in a home.
How Long Has The Home Been On The Market?
The longer a house sits, the more chance the seller will cut the price to make the sale.
Also, when picking an agent, make sure they are licensed in the state. And ask up front about the commission structure and all fees you will need to pay.
