Real Estate Sales, Prices Jump In Livingston, Macomb, Wayne Counties
FARMINGTON HILLS -- Real estate sales in southeast Michigan jumped 13.5 percent and the median sale price rose 12.5 percent in July from year-ago levels, powered by big increases in Wayne, Macomb and Livingston counties, the Farmington Hills-based real estate information firm Realcomp II Ltd. reported Monday.
Total sales in the 10-county area were 6,468, up from 5,701 a year earlier. And the median sale price was $90,000, up from $80,000 a year earlier.
Of those sales, 2,290 were classified as foreclosure sales, up 12.9 percent from a year earlier. 4,178 were classified as non-foreclosure sales, up 13.8 percetn from 3,672 a year earlier.
The average days those homes spent on the market before selling fell by 12 days from a year ago, to 88 from 76 days.
In the region's major city and its counties, sales were as follows:
Detroit: 336 foreclosure sales, up 17.9 percnet from 285 a year earlier. 200 non-foreclosure sales, up 19 percent from 168 a year earlier. Median sale price on foreclosure sales, $8,601, up 1.2 percent from $8,501 a year earlier. Median sale price on non-foreclosure sales, $15,100, up 0.7 percent from $15,000 a year earlier.
Genesee County: 210 foreclosure sales, up 18.6 percent from 177 a year earlier. 268 non-foreclosure saels, up 14.5 percent from 234 a year earlier. Median sale price on foreclosure sales, $30,000, down 20 percent from $37,500 a year earlier. Median sale price on non-foreclosure sales, $96,750, up 20.9 percent from $80,000 a year earlier.
Huron County: Two foreclosure sales, up 100 percent from one a year ealrier. Eight non-foreclosure sales, unchanged from a year earlier. Median sale price on foreclosure sales, $73,750, up 10.1 percent from $67,000 a year earlier. Median sale price on non-foreclosure sales, $86,500, down 19.7 percent from $107,750 a year earlier.
Lapeer County: 54 foreclosure sales, up 50 percent from 36 a year earlier. 61 non-foreclosure sales, up 45.2 percent from 42 a year earlier. Median sale price on foreclosure sales, $60,750, down 8.6 percent from $66,500 a year earlier. Median sale price on non-foreclosure sales, $112,000, up 12 percent from $99,999 a year earlier.
Livingston County: 75 foreclosure sales, up 33.9 percent from 56 a year earlier. 199 non-foreclosure sales, up 21.3 percent from 164 a year earlier. Median sale price on foreclosure sales, $105,000, up 5.1 percnet from $99,950 a year earlier. Median sale price on non-foreclosure sales, $170,000, unchanged from a year earlier.
Macomb County: 406 foreclosure sales, up 9.1 percent from 372 a year earlier. 676 non-foreclosure sales, up 15.8 percnet from 584 a year earlier. Median sale price on foreclosure sales, $42,527, down 5.6 percent from $45,050 a year earlier. Median sale price on non-foreclosure sales, $102,250, down 1.4 percent from $103,750 a year earlier.
Oakland County: 468 foreclosure sales, up 5.6 percent from 443 a year earlier. 1,272 non-foreclosure sales, up 7.5 percent from 1,183 a year earlier. Median sale price on foreclosure sales, $60,000, up 15.4 percent from $52,000 a year earlier. Median sale price on non-foreclosure sales, $175,000, up 13.3 percent from $154,500 a year earlier.
Sanilac County: Four foreclosure sales, down 20 percent from five a year earlier. 10 non-foreclosure sales, up 11.1 percent from nine a year earlier. Median sale price on foreclosure sales, $32,034, up 6.8 percent from $30,000 a year earlier. Median sale price on non-foreclosure sales, $80,000, up 45.5 percent from $55,000 a year earlier.
St. Clair County: 46 foreclosure sales, up 35.3 percent from 34 a year earlier. 73 non-foreclosure sales, down 22.3 percent from 94 a year earlier. Median sale price on foreclosure sales, $51,500, up 17.7 percent from $43,750 a year earlier. Median sale price on non-foreclosure sales, $110,000, up 10.6 percent from $99,450 a year earlier.
Tuscola County: 13 foreclosure sales, up 550 percent from two a year earlier. 16 non-foreclosure sales, up 33.3 percent from 12 a year earlier. Median sale price on foreclosure sales, $44,500, up 63.3 percent from $27,250 a year earlier. Median sale price on non-foreclosure sales, $81,500, up 9.8 percnet from $74,250 a year earlier.
Wayne County (excluding Detroit): 529 foreclosure sales, up 4.3 percent from 507 a year earlier. 953 non-foreclosure sales, up 13 percent from 843 a year earlier. Median sale price on foreclosure sales, $34,900, down 0.3 percent from $35,000 a year earlier. Median sale price on non-foreclosure sales, $100,000, up 17.6 percent from $85,000 a year earlier.
