New Development In Douglas County Will Soon Offer 800 Homes

DOUGLAS COUNTY, Colo. (CBS4) - Builders are rushing to keep up with the demand for new homes in the Denver metro area and preparation work is underway for construction of a new community in Douglas County.

The new development is located west of Santa Fe Drive between Chatfield Reservoir and Roxborough Park.

"Sterling Ranch is about the nature of your day and the nature of your surroundings," said Jim Yates, president of the Sterling Ranch development.

Yates says the community will be a 20-year build-out on 3,400 acres with eventually 12,000 new homes. The community will be a place to live and work with plenty of open space, trails and amenities.

The first phase -- Providence Village -- will soon offer up 800 homes from seven different builders.

"Each of the builders are getting ready to -- in the next month or so -- to finalize their pricing and their options and we'll open up for sale," Yates said.

The assistant director of planning in Douglas County, Steve Koster, says there is a lot of residential, commercial and office development going on in the county.

The uptick of building started about three years ago and doesn't appear to be slowing down due to demand.

"We've seen companies like Charles Schwab and Trizetto looking to come into Douglas County with a lot more offices for folks," Koster said. "UCHealth recently announced they will open a new hospital in the Highlands Ranch area near where Children's Hospital just opened a new campus not that long ago."

Koster says the designated areas for residential housing in the county are filling up. Only 18 percent of the county is slated for housing and urban growth. About 3,000 new homes are being built each year.
